Ownership acquired a vacant and obsolete medical office building at an excellent location along El Camino Real in South San Francisco. Through local broker relationships, Ownership was able to execute a term sheet for a new build to suit dialysis center with a publicly traded credit tenant before closing on the acquisition.
Ownership completed the leasing, entitlement and design within 6 months of acquisition. The original building was scraped and was replaced with all new ground-up construction. The project was pre-sold during construction in an unsolicited off-market transaction to a NNN 1031 buyer.
