Matthew Love

Managing Director

Mr. Love is a Managing Director at Marwood and is responsible for running the firm’s federal opportunity zone investment platform.  Mr. Love joined Marwood after the company he founded Epoch Realty Capital was acquired by Marwood in 2019. Mr. Love brings to Marwood 20 years of industry experience in real estate investment and development, as well as a legal background in corporate securities and venture capital.

Prior to joining Marwood, Mr. Love founded Epoch Realty Capital in 2009 and co-founded Insight Realty Company in 2014, both of which focused on value add, opportunistic, and urban infill projects in the Silicon Valley and greater San Francisco Bay Area. As a principal at both firms, Mr. Love was directly responsible for the entitlement, development, or acquisition of more than 2.5 million square feet of commercial real estate with a completed value in excess of $1 billion.

Prior to forming Epoch Realty Capital, Mr. Love was Senior Vice President at Foster Enterprises, the third-generation company that developed Foster City, California in the 1960s. There, Mr. Love reported directly to the General Partners and had responsibility for much of the firm’s investment, joint venture, and development portfolio, which included office investments and multi-family and single-family development projects throughout Northern California.

Mr. Love’s career also includes time spent as a Real Estate and Securities lawyer at Cooley and at Carr McClellan in Silicon Valley. Prior to his real estate and legal career, Mr. Love served six years in the U.S. Marine Corps in the Intelligence Field and as an Embassy Guard, where he completed extended tours in the Middle East, Africa, Europe and Asia.

Mr. Love received his law degree from the University of California, Hastings and his B.A. from the University of Nevada. Matt is a licensed attorney (inactive), a real estate broker, a member of the Urban Land Institute, and a life member of the Veterans of Foreign Wars.

Timothy McEnery

Managing Director

Mr. Timothy (Tim) McEnery is a Managing Director at Marwood as well as the Managing Director of Westcliff Financial LLC. He possesses over 23 years of institutional level experience in real estate capital markets, management consulting/business strategy and corporate sustainability. He has been involved in various executive positions working at both domestic and international levels leading teams of + 50 individuals. As a Managing Director of Marwood, his primary activities include involvement in all day-to-day operations related to the commercial portfolio, running the entitlement process for various development projects, and driving all the capital markets activities. Westcliff Financial, based in San Francisco, operates as a commercial real estate debt platform providing bridge products for commercial and residential properties.

Prior to Marwood, Tim worked for the Greenwich Group International (Greenwich) for 9 years. He managed the San Francisco office for the New York City-based Greenwich. He interacted daily with global institutional capital groups in the equity and debt markets to secure funding for clients by structuring joint ventures with developers/operators, institutional debt into distressed recapitalizations situations, construction financing or bridge financing, entity-level or platform acquisition programs and refinancing solutions for Chapter 11/Bankruptcy proceedings.

Prior to Greenwich, Tim was an executive for 13 years at the strategy management-consulting firm of Booz Allen Hamilton. He had extensive business consulting experience working with international and US-based clients providing financial and technical services, solutions, and management consulting into their organizations. He was a senior leader responsible for building and delivering a green buildings capability to clients possessing large-scale real estate portfolios. He led and participated in the design and implementation of enterprise-wide strategies and the development of sustainability strategies and plans. Prior to Booz Allen, Tim also worked as the Vice President of the International Division for the U.S. Green Building Council (USGBC) responsible for implementing the LEED platform into various international markets.

Tim holds a double BA from the University of San Francisco (USF) in Politics and French where he received a 4-year scholarship and was captain of the Men’s Division I Soccer Team. Later, he played semi-professional soccer in France. He holds an MA from The American University in International Law/International Organization. Following graduate school, he was a consultant in international environmental policy with United Nations sub-agencies, the World Bank, the U.S, Department of State, and several NGOs. Tim is also a dual passport holder: US and EU. Tim is a native of Sunnyvale, CA.

Vincent Woo

Managing Director

Mr. Woo is a Managing Director at Marwood and has completed real estate investment and development transactions with more than $1 billion in finished value since 2012. Vincent began his career as a technology entrepreneur, founding a variety of successful companies over the past two decades. Mr. Woo’s achievements and experience in the technology and start-up space have transferred directly into his ability to lead and quickly scale Marwood’s business to its full potential with a proven track record of real estate investment, development, and capital management. Focusing mainly on institutional-quality assets in the Western U.S., Mr. Woo is proud to partner with some the best capital partners and service providers in the industry.

John Churchward

Managing Director

Mr. Churchward is a Managing Director at Marwood with a focus on building the Opportunity Zone Investment Platform. Mr. Churchward was previously a Principal with Epoch Realty Capital and joined Marwood when Epoch was acquired by Marwood in 2019. With a career spanning more than twenty years, Mr. Churchward has a broad background working with institutional and private firms as lender, principal and advisor.

Mr. Churchward began his career as an Analyst with FINOVA Realty Capital, a CMBS lender in Irvine, CA. From there, he joined a newly-formed boutique net lease firm in Boston which was acquired in 2000 by iStar Financial, Inc., a publicly-traded REIT affiliated with Starwood Capital Group. At iStar, Mr. Churchward originated, structured and closed new investments including sale/leasebacks, build-to-suits and net-lease acquisitions as well as senior and subordinate debt investments including high leverage whole loans, mezzanine loans and B-notes for transitional assets and construction projects throughout the nation.

Mr. Churchward joined his former FINOVA colleagues in 2006 as a Director with Tremont Realty Capital in Boston when Tremont raised its first discretionary debt fund with a substantial equity commitment from the New England Teamsters Union. During the economic downturn, Mr. Churchward raised equity and debt for renewable energy projects with a specific focus on distributed generation wind and solar systems.

In 2010, Mr. Churchward helped form a new capital markets advisory platform in partnership with Palmer Capital in Sacramento, CA. Mr. Churchward helped establish the capital relationships and built the internal processes to serve institutional and private owners of commercial real estate throughout the Western United States. From scratch, Mr. Churchward and his colleagues successfully built a strong platform as evidenced by repeat business from many respected organizations including Hines, Colony Capital, CalPERS, and Swift Real Estate Partners. Mr. Churchward left Palmer Capital in 2016 to join HFF as a Director in San Francisco where he continued to advise institutional and private clients. Mr. Churchward left HFF to join Epoch in 2017.

Mr. Churchward earned his Bachelor degree from Brown University in 1997 with a concentration in Engineering. At Brown, John played Varsity Hockey and rowed in the Second Varsity Eight.

Alex Sinunu


Mr. Sinunu is a Director at Marwood and is responsible for the oversight of all construction and development activities under Marwood’s ground-up, value add, and opportunity zone platforms. Alex is also Founder of Rendr Inc. a development and construction management firm specializing in commercial office development. Rendr Inc is driven by great discipline around building teams and controlling costs and time.

Mr. Sinunu has held general contractor positions at Pankow Builders and at Build Group, where he was responsible for complex building renovations and design build management. As well, Mr. Sinunu is a green building expert and in addition to serving as a project LEED consultant he was also a national instructor assisting over 1000 professionals in LEED accreditation. In addition to positions at Pankow and Build, Mr. Sinunu has also served as a construction manager and director of project services for both CBRE and Cushman & Wakefield’s client services teams.

Mr. Sinunu’s project clients include Google, Micron, Symantec, Burberry, Nespresso, Opportun, Poly, Huawei, and the San Francisco 49ers. The culmination of Mr. Sinunu’s experience is a development management expertise built on a rigorous and disciplined process, the ability to build fantastic teams, and ultimately to meet financial and schedule goals for every project.

Mr. Sinunu is active in Urban Land Institute where he is co-chair of the local membership and engagement committee. As well, he is serving on the Fall Planning Committee for the 2020 National meeting.

Mr. Sinunu holds a Business Degree from the University of Colorado and a Masters in Education from UC Santa Barbara.

Joyce Tseng

Director of Tax

Ms. Tseng is the Director of Tax at Marwood. Ms. Tseng joined Marwood in 2015. She brings to Marwood 15 years of industry experience in tax accounting at the corporate environment both domestically and internationally and at the Federal and State level.

Prior to joining Marwood, Ms. Tseng worked for both Nomi * Takaichi, a boutique multinational tax consulting firm and for Armanino, an independent accounting and business consulting firm. Her support at these consulting firms centered around advising and providing tax consultative services to national and international clients around creating global and domestic tax structures, preparing multi-state tax returns and disclosure filings, responding to audit requests, and preparing corporate and partnership returns.

Prior to Ms. Tseng’s experience in the corporate tax consulting environment, she worked as an agent for the Internal Revenue Service (IRS) based out of San Jose, California. In that capacity, she planned and conducted on-site examinations and investigations of individuals and small businesses to determine their Federal tax liability. She coordinated regularly with taxpayers, their representatives, certified public accountants and attorneys, to apply a range of financial and other investigative skills to analyze intricate and complex accounting systems, business activities and financing.

Ms. Tseng received a Bachelor of Arts degree in Economics and a minor in Accounting from the University of California, Los Angeles (UCLA).
