EXECUTION

Marwood immediately cleaned up the interiors, implemented a new landscaping plan that opened the visibility of the property, and slurry-sealed and re-striped the parking lot to give the project a clean and new feeling.  The property was marketed for lease or for sale as an owner-user opportunity.  Marwood executed a successful sale transaction in only 9 months, which allowed a project level return of over 50% in under a year’s time.
